How much does a swimming pool cost?
Pools are priced by type and size. The deck and the equipment package come on top, and they change the total almost as much as the pool itself. Prices for a medium pool, the shell plus the required permits, before any deck or upgraded equipment:
- Above-ground
- $6,100–$10,150
- Vinyl-liner in-ground
- $41,700–$69,500
- Fiberglass in-ground
- $46,600–$77,650
- Concrete / gunite
- $69,500–$115,800
Add a concrete deck and a mid-level equipment package with a heater and cover, and the same medium vinyl-liner pool comes to $55,700 to $92,900 installed. A concrete pool comes to $83,500 to $139,150. Premium decking, top-end equipment or a large pool go well past that.
Decking, heating and equipment, permits, the soil and how machines get into the yard all change the price a lot. Your contractor confirms the fit and the final quote after seeing the yard.

- How to compare contractor bidsThree bids for the same job can come in thousands of dollars apart, usually because each contractor priced a slightly different job. Get everyone quoting the same written scope first, and the numbers become worth comparing.
- When do you need a building permit?Painting and new flooring almost never need a permit. Work on the structure, wiring, plumbing or outer shell of the house usually does, and skipping the permit tends to cost you when you sell.
