Finished basement planning guide: moisture control, egress, and subfloors

A dry, comfortable basement starts below the concrete. Here is how to plan insulation, moisture barriers, egress, and layout before framing.

Test for moisture before framing a single stud#

Concrete foundation walls and slab floors constantly release ground moisture vapor. Covering damp concrete with wood studs and fiberglass insulation traps dampness and breeds hidden mold. Use continuous rigid foam (XPS/EPS) insulation with taped seams against concrete.

Unfinished basement foundation inspection — Multi-layer basement subfloor assembly: dimpled vapor membrane, rigid XPS insulation, and tongue-and-groove underlayment.

Subfloor options: Keeping floors warm and dry#

Modular subfloor panels (e.g. Dricore): Tongue-and-groove OSB panels with raised rubber cleats allowing air circulation.
Dimpled membrane + OSB: Continuous plastic dimpled sheet rolled over concrete, topped with 5/8" plywood.
Luxury Vinyl Plank (LVP) over insulated underlayment: 100% waterproof click-lock flooring.
