Mandatory building code requirements for legal suites#

Fire separations: 5/8" Type X fire-rated drywall on ceilings and shared common walls (45-to-60 min rating).
Interconnected smoke/CO alarms: Hardwired alarms in both units triggering simultaneously.
Ceiling height clearances: Minimum 6 ft 5 in (1.95 m) clear height under beams and bulkheads.
Emergency bedroom egress: Min 3.8 sq ft openable area with no dimension less than 15 inches.
Independent HVAC / Duct dampers: Separate ducted heating or automatic fire dampers on shared forced-air ducts.
